You know you’re on vacation when the chef has fired up the grill. Other key indicators: yoga on the roof deck, bespoke concierge, private pool, freshly raked beach, projector + big screen, beach loungers + shade, curated adventures, an unbelievably amazing night sky, kayaks, snorkel gear, etc. Casa Xixim is more than just a vacation rental – it’s an experience.


We enlisted renown Chef Joaquin Cardoso of Mexico City to create our menu and personally train our two chefs. Our ‘family-style’ menu provides a range of options while featuring Cardoso’s guidance–shared main courses paired with hearty salads and small plates. Cardoso’s dishes are influenced by regional traditions, and reinvented with a touch of his signature magic. Ingredients sourced local, seasonal, and organic when possible.


Every Casa Xixim reservation includes 3 family-style meals per day by our 2 chefs. In advance of arrival, we'll have you select your 1st dinner and 1st breakfast from our menu. The menu has instructions, and if needed the concierge and chefs can help you select the rest of your group’s meals once you've arrived. A family-style menu means 1-2 main entries, and 2-3 sides/salads for everyone to share.


Because of our remote location our chefs do grocery shopping in advance of your arrival, and then shop every 1-2 days thereafter. The chefs ask to be reimbursed with cash pesos every few days based on shopping receipt totals. We generally estimate about 400 – 600 Mexican pesos per person per day, not including alcohol or lobster.


We consider coffee an artisanal delight, and Mexico produces some of the finest coffees in the world. We serve Drip Café Especial coffee of Mexico City–who partners with small, local coffee growers. Beans are roasted by owner Santiago Sota and shipped fresh to Casa Xixim. Sota's roasting style highlights the natural qualities of the bean and subtleties of flavor.


Our Director of Operations, Enrique, manages the day-to-day at Casa Xixim. He and our concierge, Justine, are available over email to help with your trip planning. They will greet you at the villa upon arrival and check in with you throughout your stay.


We recommend having us assist you in booking a door-to-door private airport shuttle with our transportation partner. Their luxury SUV vehicles can accommodate 1-7 passengers, and their shuttle vans can accommodate up to 10 passengers. For getting around on your own we recommend renting a car in Tulum which can be delivered to the house, or inquire about private vehicle + driver rates.


Tulum has an abundance of highly skilled wellness practitioners. Start your vacation right with scheduling private massages at the villa on your first morning. Our concierge can also coordinate yoga on our rooftop deck, SUP yoga in a private lagoon, and a full moon temezcal (shaman led sweat lodge experience).


As a service to our guests, we have personally curated an adventure guide highlighting cultural tours and adventures in the area. We take care in selecting tours and businesses that respect the environment and Mayan heritage. We provide a list of recommendations ranging from family-friendly activities, to culinary delights, and sporty adventures.


Your vacation time is precious so leave the housework to us. Our housekeeper prepares the house for your arrival. Due to current health safety, we have paused daily service but are able to provide common space tidying upon request.


Casa Xixim has 4 master suites that have their own unique personalities to fit everyone in your group. Each room is private, spacious and outfitted with Tuft & Needle mattresses, AC, laptop safes, USB device in-wall chargers, and Haiku ceiling fans.


Due to our natural wetlands system (no septic tank) we provide eco-friendly bath products. Suds up with our honey shampoo, conditioner and soaps made by the local Tienda de Miel De Dzidzilche. To eliminate plastic waste we refill our vessels for each guest.


You’ll sleep easy in Frette’s super soft lustrous cotton sateen sheets. Beds are topped with a cozy cotton blanket and an extra throw. Additional pillows and blankets are in each closet. Baths are outfitted with Frette plush towels. Fresh towels and linens are provided on the third day of your stay.


Our groundskeeper lives on-site at the property entrance in the studio casita. He tends to the daily care of the home, gardens, and beach.


Our groundskeeper is typically up with the sun to rake the beach, skim the pool, water the gardens, and tend to our variety of beach gear. We keep a supply of snorkel gear in a beachside cabinet, have two 2-person kayaks, and one SUP board for use on Soliman Bay.


We don’t have glass windows by design and instead our doors have louvers with screens to keep the elements out. We recommend leaving the sliding to our staff as they can be quite heavy, and the floor pins can be tricky. They’ll typically open all doors in the morning (or during room cleanings) and close them at twilight. You can request to keep any doors closed.


While our groundskeeper tends to various maintenance and care of our facilities, he is always available to help pull in a kayak, call for a taxi, carry a suitcase, and is a master with his machete and a coconut.
